Introduction of the new land-use area type „urban area” by amendment of the Building Code (BauGB)

A resolution of the German cabinet passed on 30th November 2016 in connection with the amendment of the Building Code is designed to facilitate the construction of residential buildings in Germany. The planned introduction of the new land-use area type “urban area”, which allows a concentrated construction combining residential and commercial uses, shall offer new possibilities in urban development.

However, a stronger mixing of commercial and residential uses or the conversion of commercial premises into residential areas can also cause problems. Noise control and, in particular, the assessment of industrial noise is of central importance even, or especially, in “urban areas”. Thus, a proper handling of potential noise conflicts will become more and more important in urban development planning.

Müller-BBM supports project developers, local authorities and real estate companies in conflict prevention and management within the scope of urban development planning and project realization. On the basis of noise allotments, noise immission forecasts and noise measurements carried out by our measuring facility notified according to § 29b of the German Federal Immission Control Act we work out proposals for the textual documentation in land-use plans or lay the foundations for the successful approval of individual projects.
